These SMS Terms and Conditions ("SMS Terms") describe the text-message communication program operated by Ella Bree Homes ("we," "our," or "us"). By providing your phone number on our Contact Us form and selecting "YES" to text-message communication, you agree to these SMS Terms in addition to our Privacy Policy.

1. Program Description

Our SMS program is a conversational program. We send text messages to you in direct response to inquiries you initiate via our website, phone, or text. Some responses may be generated or assisted by artificial intelligence to provide faster service. A human from Ella Bree Homes reviews and is responsible for the communication.

We do not send unsolicited marketing blasts, promotional campaigns, or newsletters via SMS. Messages relate only to the conversation you started with us.

2. How to Opt In

You opt in by submitting our Contact Us form with "YES" selected for the question "May we respond via text message?" and by providing your phone number. By doing so, you authorize Ella Bree Homes to send text messages to the phone number you provided.

3. Message Frequency

Message frequency varies depending on the conversation. You can expect to receive messages only when you have an active inquiry or conversation with us.

4. Costs

Message and data rates may apply. Carriers are not liable for delayed or undelivered messages. Standard rates from your wireless carrier may apply for each message sent or received. Check with your carrier for details.

5. Opting Out

You can opt out of SMS communications at any time by either:

Replying STOP to any text message you receive from us. After replying STOP, you will receive one final message confirming that you have been unsubscribed.
Sending an email to info@ellabree.com with your opt-out request, including the phone number to unsubscribe.

7. Supported Carriers

Our SMS program operates over major U.S. wireless carriers, including AT&T, T-Mobile, Verizon, and others. Carriers are not liable for delayed or undelivered messages.

How we handle your phone number and message content is described in our Privacy Policy. Messages are delivered through Twilio, a third-party SMS service provider acting as a data processor on our behalf.

9. Changes to These Terms

We may update these SMS Terms from time to time. Any changes will be posted on this page with a revised effective date. Continued participation after a change constitutes acceptance of the new terms.
